Do I need to pay to use your rental services?
Although we are working for you to find your ideal long term let in Nerja - you wont have to pay us one single cent! We make a small charge to the owner of your rental property based on a commission related to the first month of the agreed rental period only - which means that you wont have to pay any fees at all. We can negotiate with the property owner for you - even if the owner of the property is Spanish - as all of us are bilingual.

What are the benefits of renting a property?
One important thing is that you can get a real good feel for the area - giving you room to find the very best location and type of property you would like to aquire in the long term. Unless you've spent a lot of time living in Nerja you probably can't be sure of the perfect part of Nerja in which to buy a property - renting long term will really help you decide. You can also avoid so many of the common problems associated with owning a property in Nerja while you get your feet on the ground. Renting before buying is undoubtedly the wisest choice. We are here to help you make that choice as wise as possible.

Are all of the properties that are listed on this website available?
We pride ourselves in having an up to date website with properties in Nerja that are available. If a property has been rented recently it will appear on this site with this clearly indicated. You will not be wasting time looking at properties that are not free for you to let. The common practise amongst many estate agents and property information boards is to accumulate properties on their websites over a period of months and even years, without signalling if it is currently available or not. This can be most frustrating to the potential tenant. Our goal is to make the renting process as smooth, problem free and enjoyable as possible!

Will you have a suitable property for me?
We are proud to provide the best selection of long term rental accommodation available in the Nerja area. From small economical studios to large luxury villas with pools - we normally have something for every budget and taste. Many are owned by Spanish landlords - others by English, German or Scandinavian owners - amongst others. The rentals have been previously inspected and measure up to our standards.

Are all of your properties listed on this website?
We receive new properties all the time and due to the demand we are finding at the moment - some long term rentals come in and go very quickly indeed. For full details on long lets in Nerja please contact us.

Who arranges for contract agreements to be drawn up and completed?
We arrange for a legal contract to be drawn up in Spanish (required by law) and English, so that you can really understand any finer details. You will not pay anything for this service. Once the contract is signed by you and the owner, you will deal directly with your property owner regarding payment of deposit and the first months rent, along with monthly rental payments. If you need advise along the way, we are always here in Nerja to help you.

Can I sign a contract without being in Nerja?
Just take a good look through the Nerja properties that appear on our website - from anywhere in the world - and pick a property that suits you. Let us know by filling in the form on the property details page of the long lets in Nerja that you are interested in. We will then provide you with as much detail as we can. Once you have decided on a property you will need to reserve it as they can be snapped up. Reservation can be made with a bank transfer. The amount of the reservation will be your deposit - either one or two months, depending on what the owner stipulates. Some owners will ask for written references from you. The whole process can be carried out without you even being here.

How long in length is the contract?
Long term contracts in Nerja are generally 11 months and can then be renewed if both parties so desire. Winter lets of 6 months may also be negotiated on some properties.

Who sets the rental price for each property?
The property owner will normally set the rental price. We can negotiate with the owner on your behalf if necessary.

Is an inventory taken of my rental property?
Yes an inventory will be made and you will cross check this and sign it, usually on the day that you move in.

Are any pets allowed in the properties?
Many owners stipulate no pets. However some owners are happy to rent property to tenants who have pets. Please ask us prior to viewing properties.

Will my deposit be returned if I decide to leave the rental property?
Your deposit will be returned to you by the property owner at the end of the contract providing you see out the duration of the contract and once the inventory has been cross checked. The contract is there to legally protect both you and the owner. The contract is a legal document between you and the property owner.

Can I buy the property after letting it?
Some of the Nerja properties on our books offer the possibility of buying. Please contact us to discuss the possibility of a "rent 2 buy" option.

Do you have a newsletter with the latest properties available?
Yes you can sign up on the bottom left of the home page and receive the latest properties each month.

What locations do you serve long term rentals in? Only Nerja?
We serve a number of locations throughout Spain including: Costa Del Sol (Marbella, Nerja, Benalmadena, Mijas, Estepona, Calahonda, Fuengirola amongst others), Costa Blanca (Javea, Benidorm, Moraira Torrevieja), Barcelona, Balearics (Mallorca, Menorca, Ibiza) and the Canary Islands (Tenerife, Fuerteventura and Lanzarote)

Can I rent my property through you?
We are always looking for quality long term rental properties in Nerja for our clients. If you are interested in renting your property through us - please don't hesitate to contact us.

Can I rent my property via you even though I am not in Nerja?
Yes of course. The only thing we require is access to your property in order to carry out a light inspection and take some photos. Later on we will need access in order to show the property. If you want property management during the rental period please ask us about it.
